Checklist for preparing your home:

Outside

Lawns and yard - remove clutter, cut grass, edge walks, trim hedges, and weed gardens.

In cold weather - shovel walks & driveways, sweep steps and entry ways.

Front of house - wash and/or repair windows, paint, repair or wash railings, steps, storms, screens and/or front door.

Garage - straighten up, paint, repair or wash doors and windows.

Inside

General condition - dust, wash, paint (neutral is best), clean carpets and repair defects as required.

Consider the feeling of spaciousness - "declutter" all rooms, closets, halls and stairs.

Lights - replace all burned out bulbs and repair faulty switches.

Heating/cooling - clean exterior of unit.

Plumbing - repair dripping faucets, leaky toilets.

Hardware - oil hinges, tighten doorknobs, faucets.

These items are critical:

Kitchen - stove, refrigerator, sink should be spotless and all work space clear.

Bathrooms - neat spotless and fresh. Repair broken silicone around tub.

Advise for showings:

Turn on all lights for each showing.

Open drapes in the daytime, close them at night.

Adults, children and pets can keep buyers from feeling at ease while they look through a home. For showings, arrange to be absent.

Strong cooking or smoking odors can ruin a sale. Make sure your home is fresh for showings.
