In general - CLEAN, ATTRACTIVE AND DECLUTTERED!

Checklist for preparing your home:

Outside
- Lawns and yard - remove clutter, cut grass, edge walks, trim hedges, and weed gardens.
- In cold weather - shovel walks & driveways, sweep steps and entry ways.
- Front of house - wash and/or repair windows, paint, repair or wash railings, steps, storms, screens and/or front door.
- Garage - straighten up, paint, repair or wash doors and windows.

Inside
- General condition - dust, wash, paint (neutral is best), clean carpets and repair defects as required.
- Consider the feeling of spaciousness - "declutter" all rooms, closets, halls and stairs.
- Lights - replace all burned out bulbs and repair faulty switches.
- Heating/cooling - clean exterior of unit.
- Plumbing - repair dripping faucets, leaky toilets.
- Hardware - oil hinges, tighten doorknobs, faucets.

These items are critical:
- Kitchen - stove, refrigerator, sink should be spotless and all work space clear.
- Bathrooms - neat spotless and fresh. Repair broken silicone around tub.

Advise for showings:
- Turn on all lights for each showing.
- Open drapes in the daytime, close them at night.
- Adults, children and pets can keep buyers from feeling at ease while they look through a home. For showings, arrange to be absent.
- Strong cooking or smoking odors can ruin a sale. Make sure your home is fresh for showings.
